Madagascar Real Estate: Houses & Lands for Sale (2026)

Can Foreigners Buy Real Estate in Madagascar?

Yes. Foreigners can safely and legally buy real estate in Madagascar. This is done via a 99 year leasehold title.

A 99 year leasehold title gives the leaseholder full legal rights to alter, construct, exploit, and resell the property.

After 99 years, the leaseholder or the heirs of the leaseholder can renew the lease, or resell it to a different party.

As such, owning real estate in Madagascar on a 99 year leasehold title is basically the same as owning the property outright. It gives you all the same rights to exploit a property.

Buying real estate in Madagascar on a 99 year lease does not have to be complicated, and Madagascar Invest can assist you with this process.

Should I buy land in Madagascar or buy a house?

Clients sometimes ask us if we recommend buying a land in Madagascar, or directly buying a house.

The answer to this question really depends on your personality, as well as how much money and time you have to spare, and there are benefits to both approaches.

Buying a land allows you to design your dream vacation home or off-grid getaway from scratch. But designing and building your own house takes time and effort, a luxury which not everyone has.

So if you have more money than time, then buying a house in Madagascar which is already built may be the best approach for you.

It is also psosible to buy cheap houses in Madagascar. As always, the location and the amenities determine the price.

Finally, you could consider buying a land and hiring a construction company to build a house for you. You may pay a bit more for the construction than if you were to manage everything yourself, but you will certainly also save yourself a lot of time and potential headaches.

Buyers have many great options when it comes to good places to buy real estate in Madagascar.
