The property

2 ha of undeveloped dune land with direct beach frontage. Sandy, well-drained terrain rising gently into vegetated dunes. Existing vegetation is southwest Madagascar’s endemic spiny/dry forest – silver-leaved octopus trees (Didiereaceae) and Pachypodium among them – an ecosystem found nowhere on Earth outside this coastal belt, and one of the plot’s most distinctive features. No standing structures. The beach at the boundary is white sand with calm turquoise water inside the reef line.

Location and access

Anakao is a Vezo fishing village on Madagascar’s southwest coast, south of Toliara (Tulear). Standard route from Tulear: about 1 h by boat down the coast, plus 45 min by 4×4 from the landing point.

  • Tulear (Toliara) airport: scheduled domestic flights from Antananarivo (≈1h45).
  • Nosy Ve island, opposite Anakao: coral reef, snorkelling, humpback whale watching in season (July–September).
  • Anakao itself: a small boutique-lodge destination, quiet outside the July–October high season.

The remoteness is a feature, not a bug. This stretch of coast is chosen precisely by buyers who don’t want easy overland access.

Climate and setting

Southwest Madagascar is one of the driest, sunniest parts of the country – dry season April to November, short rains December to March. Substantially less exposed to cyclones than the east and northwest coasts. Reef-protected water at the beach.

Legal and ownership

Titre foncier – full registered title, the strongest form of Malagasy land ownership. Madagascar Invest handles due diligence, notary coordination and title transfer.

SARL and residency included in the price

  • SARL de droit malgache – the Malagasy limited liability company through which the property is held. This is the standard structure for foreign buyers to own titled land, and the setup is included in the purchase.
