When you purchase real estate through Madagascar Invest, you qualify for the Madagascar Invest Real Estate Residency Program™, a structured pathway toward obtaining a Madagascar Investor Residence Permit (services valued at €3,997).
Madagascar Invest manages the corporate formation and administrative procedures required under Malagasy law, coordinating the process so investors can establish their legal presence in Madagascar.
What Is Included in the Program
With qualifying property purchases through Madagascar Invest, the following professional services are included:
Madagascar Company Setup – Essential Package
Company Compliance Lite – included for year 1
Residency Application
Company ownership is a legal prerequisite for obtaining an Investor Residence Permit in Madagascar. The company formation included in this Program is therefore mandatory and not optional.
What Is Not Included
To ensure transparency, the Program covers professional service fees only.
The following remain the responsibility of the investor:
- Transformable visa fees (approximately €100)
- Government visa fees (€300)
- Residence card issuance fees (€30)
- Translation or notarisation fees
- Bank minimum deposit requirements
- Future renewal fees
Residence permits are issued at the sole discretion of Malagasy authorities and are subject to approval.

The Real Estate Residency Program™ is available to investors who:
- Purchase real estate through Madagascar Invest
- Complete the transaction under a formal sales agreement
The program includes residency structuring for one principal investor.
Spouses or dependants may be processed separately under additional arrangements.
Terms & Conditions
These Terms & Conditions govern participation in the Madagascar Invest Real Estate Residency Program™ (“Program”). By purchasing qualifying real estate through Madagascar Invest, the client (“Investor”) agrees to the following:
1. Program Overview
The Real Estate Residency Program™ includes professional assistance and structuring services required for obtaining a Malagasy Investor Residence Permit in connection with a qualifying property purchase.
The Program includes services with a retail value of €3,997.
2. Included Services
The Program includes the following professional services for one (1) principal investor:
Madagascar Company Setup – Essential Package (€1,999)
- Company incorporation (SARL/LLC)
- Drafting and filing of all incorporation documents
- Registered business address (12 months)
- Company director (12 months)
- Business bank account opening (MGA)
- Company seal/stamp
- Document translation allowance (3 pages)
Company Compliance Lite – included for year 1 (€999)
- Annual tax filing (IS or IR) at closing of 1st calendar year
- Annual financial statement preparation
- Monthly IRSA declarations (nil filings)
- Compliance calendar
- Tax authority correspondence handling
Residency Application (€999)
- Preparation and submission of a 1-year Investor Residence Permit application
- Advice on transformable visa application
- Administrative coordination with relevant authorities
- Accompanied meetings at the EDBM
- Application follow-up

This value reflects the standard pricing of these services if purchased separately.
3. Eligibility
The Program is available exclusively to clients who:
- Purchase real estate through Madagascar Invest; and
- Complete the transaction under a formal sales agreement facilitated by Madagascar Invest.
Investors wishing to benefit from this program before purchasing real estate may do so by paying the service fees upfront. This amount may then be credited towards a property purchase at a later time.
Madagascar Invest reserves the right to determine eligibility at its discretion.
4. Government Fees and External Costs
The Program covers professional service fees only.
The following are not included:
- Government visa or residence permit application fees
- Immigration card issuance fees
- Medical examination costs
- Translation, notarisation, or apostille fees (if required)
- Bank minimum deposit requirements
- Any future renewal fees
All government and third-party costs remain the responsibility of the Investor.
5. Approval and Legal Disclaimer
Investor Residence Permits are issued solely at the discretion of the relevant Malagasy authorities.
Madagascar Invest does not guarantee approval.
All applications are subject to:
- Compliance with current immigration regulations
- Proper documentation
- Government review and approval
In the event of rejection by authorities, Madagascar Invest remains responsible only for the professional services rendered and not for government decisions.
6. Scope Limitation
The Program includes residency assistance for one (1) principal investor only.
Spouses, dependants, employees, or additional applicants are not included and may be processed under separate agreements.
The price for additional applicants is fixed at €1,000 per applicant
The Program does not include:
- Work permits
- Permanent residency
- Citizenship applications
- Tax advisory services
- Ongoing compliance management beyond initial structuring
7. Validity and Property Ownership
The Program is tied to the qualifying property purchase.
If the property transaction is cancelled, reversed, or materially altered prior to completion, Madagascar Invest reserves the right to withdraw Program benefits.
Future residence permit renewals are not included unless otherwise agreed in writing.
8. Changes in Law
Immigration and corporate regulations in Madagascar may change without notice.
Madagascar Invest reserves the right to adjust the structure of the Program if required to remain compliant with Malagasy law.
9. Non-Transferability
The Program benefits are non-transferable and apply only to the original purchasing Investor.
10. Program Modification
Madagascar Invest reserves the right to modify, suspend, or terminate the Program at any time without prior notice
However, clients who have already signed a property purchase agreement shall retain eligibility under the terms in force at the time of signing.
